This mixed-use PPP Project is located in Tucson, AZ immediately adjacent to the University of Arizona campus at Main Gate Square and consists of a five-story office building containing approximately 97,000 square feet of gross space. The Project was constructed in 2003 on a site leased from the nonprofit Marshall Foundation.

Main Gate Square is a pedestrian-friendly dining and shopping destination featuring over 20 retailers and 30 restaurants near the University of Arizona and Tucson’s historic neighborhoods. Visitors and students experience the flavors of the Mediterranean, India, Greece, Asia, Thailand, Mexico, Japan, Vietnam and everywhere USA. Main Gate Square offers a diverse mix of specialty retail or the ability to relax at one seven salons and spas. Live music, jam sessions, wine tastings, and karaoke enhance Main Gate Square’s high energy, urban atmosphere.

The top four floors of the project are leased by the University of Arizona and house a range of administrative and educational uses, including offices for the University’s Office of Technology Transfer, Journalism Department, East Asian Studies Department, Center for Middle Eastern Studies, Media Arts Department and Judaic Studies Department. The first floor of the Project is master leased to the Marshall Foundation then subsequently subleased to a range of retail tenants. CFC recently refinanced the outstanding tax-exempt and taxable bonds working with Hugh Tanner / Raymond James, achieving a substantial savings which was 100% passed on to the tenants in the form of reduced rent.
